Property in India travels through layers of legislation: colonial-era statutes, state amendments, municipal byelaws, RERA, the Benami Transactions Act, and the personal laws governing succession. A title seldom speaks for itself. Establishing it, defending it, or recovering possession generally requires patient archival work and a forensic reading of revenue records before the first line of pleading is drafted.

The firm advises and litigates across the range of civil disputes. Title suits, partition and mesne profits, specific performance of agreements to sell, injunction proceedings, suits for declaration, and recovery of possession come before the District Courts and the High Courts as a matter of course. In the builder-buyer space, we appear for allottees and Apartment Owners’ Associations under RERA, the Consumer Protection Act, in proceedings under Section 7 of the IBC before the NCLT, and in writ jurisdiction where statutory authorities have failed to act. The Aakriti Shantiniketan AOA mandate, currently before the Allahabad High Court and the Noida Authority, is one such ongoing matter.

A separate and substantial part of the practice involves succession and probate. Drafting and contesting Wills, mutation in revenue records, recovery of ancestral property from co-parceners or strangers in possession, and litigation arising out of family settlements that have broken down all sit within this side of the work. Tenancy and eviction matters under the relevant Rent Control statutes, the Transfer of Property Act, and the Specific Relief Act are handled regularly.
